Regular Board Meeting
February 8, 2010

Meeting was called to order at 7:30 P.M by President, Bob Wagenhoffer.

Homeowner’s Forum
Homeowner from (deleted) Mountain attended and stated that the community web site was improving. Owner from (deleted) Glade Ct. desired to report that a recent rain caused a small leak in their structure (not roof), but that the association's on-site crew quickly resolved the problem.

The Homeowner's Forum session was adjourned and the Regular session was opened.

Regular Session
Board minutes from the January 2010 meeting were reviewed and approved as written.

The Board reviewed and signed payment authorizations to disburse payments for invoices.

The Manager presented the financials including the reserves, receivables and additional income accounts. The Board reviewed and approved the financial reports prepared for month ending January 2010.

Sewer Disruption: Recently, a new owner reported that their plumber informed them that their sewer line had roots in it and that the plumber had cleared the lines. No action or follow-up requested.

Association Goals: No new additions or changes were made.

Manager's Report

Roofing: Since 1 January 2010, six (6) separate cedar roof decks were removed and replaced with new Class "A" fire rated roofing systems. Recent storms generated 25 reports of weather related problems but only five (5) were roof related. The most recent storm this past weekend generated three (3) additional reports with only two relating to roof issues.

Utility Vehicle: One half of the purchase price was mailed as a deposit. Balance shall be paid upon delivery.

Next Regular Meeting scheduled for Monday, March 8, 2010.

Regular Session adjourned at 7:53 p.m., and Executive Session opened.

Executive Session (Protected)

The Board deliberated on the questions of whether or not various alleged violations occurred or not, and if so, what the monetary penalties, if any, should be assessed. A separate legal contract issue was also discussed.
